CAREFULLY PROJECTED STRUCTURAL DESIGN

  • The reinforced concrete structural system is projected in the optimum diaphragm format, perimeter boards and beams, through which the structural elements are masked within separating walls or under plasterboard roofing, in this way, avoiding edges and making furnishing easier.
  • The foundation is a general raft foundation, with a sealed enclosure of slurry walls.

MODERN ARCHITECTURAL CONCEPT

  • The achieved goal of the superstructure design was to generate a usable apartment height of 2.75 meters.
  • All kitchens have been designed in such a way as to benefit the most from natural illumination and ventilation.
  • Loggias were developed in different positions based on their respective floors, offering a modern architectural facade. Opting for loggias instead of balconies creates an extension of the home that is usable any time of year, at the same time forming a uniform and modern exterior.

EFFICIENT AND AESTHETICAL INSTALLATIONS

  • For heating and circulating warm water, a gas-based central unit will be used, with a recirculation system that minimizes costs.
  • All relevant equipment is located in technical rooms in the basement level of the building. It was designed according to the highest fire safety standards, in addition to vibration and shock-absorbing materials for reducing noise.
  • Charges will be incurred when the unit circuits are activated as well as individually on an apartment basis.
  • An underfloor heating system has been designed for heating the apartments, and the bathrooms will be additionally provided with towel-type radiators.
  • Apartments contain a VRV-type air conditioning system with exterior units placed out of view.
  • The sanitary installation draws from the public network, under our ApaNova permit. The ensemble will benefit from pumping groups to ensure water pressure and reserve levels.

HARMONIOUS EXTERIOR FINISHES

  • High density thermal system, mixed finish with exterior plaster and stone-composite material plating.
  • Exterior aluminium finish with breaking the thermal bridge, with an optimal thermal transfer coefficient, with oscillating and/or sliding and/or curtain wall openings.
  • Loggia finishes with deck/anti-slip tiles/granite.
  • Sunshade in the loggia area for intimacy or protection from the elements.
  • Glass loggia protective parapets.
  • LED external facade illumination.

EXQUISITE INTERIOR FINISHES

  • Metallic anti-break-in front doors.
  • Painted MDF interior doors, with hidden bearings and a magnetic lock.
  • Stratified hardwood flooring in the living room, bedroom, hallways, and kitchen.
  • Ceramic tiles/natural stone for floors and walls in the bathrooms.
  • Premium sanitary facilities (e.g., Villeroy & Boch, Kludi).
  • Elevator — two for every building unit.
  • Entrance lobby with a height of 6 meters, furnished and designed in the Art Deco style — luxurious, geometric and elegant.
